Examine the Fair Credit Reporting Act and its impact on consumers ability to qualify for a mortgage. It is one of the single most important pieces of legislation for consumers in regard to the actions it prohibits and the limits it places on the reporting of harmful information about consumers on credit reports. The course looks at court opinions to arm consumers with the knowledge to protect themselves from predators and to correct their credit reports.
- Handling credit report disputes and documentation
- Addressing zombie debt and collections
- Understanding the time limits on negative information
- The dirty games creditors play on credit reports.

Make Renovation A Reality

Learn about home renovation mortgage programs when the house a client wants may be outdated or in need of upgrades. We will cover the various types of renovation programs available and discuss the pros and cons of each, as well as the existing market issues that renovation programs can remedy. You will learn the range of how renovation can be used aesthetically for cosmetic improvement or it can facilitate a handicap-accessible home for a consumer with a disability and many possibilities in between:
- Describe characteristics of the renovation programs, terminology and characteristics of each, setting expectations for the desired outcome
- Provide an understanding to the processes and timeframes involved in preparing the forms, contractor validation process, written estimates, draw process and post-closing actions
- Appraisal methodology of “as-is” versus “subject to” and identify the appraisal circumstances of the renovation market
- Identify scenarios where renovation financing would be beneficial or needed.
