New Paradise Valley Home Could Improve Neighborhood Drainage

A new home set to be built in Stone Canyon might provide some relief to neighbors.

At its Dec. 11 meeting, the Hillside Building Committee unanimously approved an application by Randall M. Bury for a new single-family residence at 5333 E. Palo Verde Drive.

The new 11,148 square foot, multi-level home on just more than one acre will have a four-car garage. A new pool and spa will also be added.

The home currently on the site will be torn down by its longtime owner, Bury, to make way for the new abode.

Two neighbors discussed some of their concerns, particularly water drainage, with members of the committee and the new home’s architect, C.P. Drewett, president of Drewett Works Architecture.

“Probably everybody knows that the wash that used to exist coming off of Camelback Mountain is really no longer there. It has been impeded to the north and to the south of your property. I’d like to be sure that your drainage at least has the capacity to carry the water,” resident Keith Stephens, whose home is directly east of the planned new home, told Drewett.

Stephens said that some existing homes had caused serious problems with the flow of water following strong rains in Stone Canyon.

“Consequently, all of the water is being diverted to the street. Much of the water that is being diverted to the street comes to my property,” Stephens said. “ It seems extremely damaging when we have a major rain, and I just like to make sure that’s taking care of.”

Committee Chairman Scott Jarson told Stephens that town staff had carefully vetted the grading and drainage plan for the property and added that current building ordinances were more robust at mitigating drainage issues.

“It might actually be better with the newer houses than it was with some of the older houses,” he said.
