It looks like the future may be bright for hillside homes in Paradise Valley.
That’s because the town’s hillside applications have doubled in the past two years, from 24 applications in 2022 to 49 in 2024.
Hillside Committee Chair Scott Jarson said 2024 was a standout year, and the town is on track to have another significant year in 2025, as well as a bright outlook for more hillside development during the next couple years.
The town’s hillside is the Valley’s ocean view, so there is a need for diligence in the permitting process, Jarson said.
“You can see that the pressure is now to use up these lots that are available on the hillside,” he said. “People are creating wonderful homes and there’s a lot of remodel work on the hillside. This is a trend I think we are going to see.”
In Paradise Valley, the Hillside Development Area is nearly 3 square miles, or about 20% of the town, largely made up of Camelback and Mummy mountains. About 1,000 parcels are designated as hillside in the town, vacant, built or otherwise.
Scott Grigg, owner of luxury real estate brokerage Grigg’s Group, said flat land in Paradise Valley is becoming more landlocked, with buyers raising their eyes to hillside properties.
