A quadplex is being added to a vacant infill parcel west of downtown Phoenix.
The developer received preliminary site plan approval from the city on Tuesday for the project on the 6,500-square-foot property at 2833 W. Melvin St.
The property once had a single-story, 836-square-foot house on it that was built in 1936, according to online listings. However, both the house and the adjacent shed fell into disrepair in recent years.

The boarded-up and abandoned house was demolished sometime between October 2023 and October 2024, according to aerial photographs from the Maricopa County Assessor website. The shed had been demolished three years earlier.
The developer is Arizona Land Owner LLC, which purchased the property in 2021 for $50,000, according to documents from the assessor’s office. The project architect is Coli Studio Inc., led by Roberto Vera.
