About 52 acres of state trust land bordering the J.W. Marriott Desert Ridge Resort & Spa are going up for auction, according to a notice from the Arizona State Land Department.
The minimum bidding price is $37.75 million, and the auction will take place Sept. 23.
The applicant, Texas homebuilder D.R. Horton, wants to purchase the site and has preliminary plans for a low-density, single-family residential development, dubbed “Tallin West,” according to a document filed with the Arizona State Land Department (ASLD).
The site is currently zoned S-1 DSRP (Ranch or Farm Residence, Desert Ridge Specific Plan) by the city of Phoenix. The Desert Ridge Specific Plan is the land use document which governs zoning and development for the 5,700-acre Desert Ridge master plan community — a rapidly developing section of the Valley.
The city has outlined public infrastructure obligations it will require for the development of the property, according to an April 2024 letter submitted to ASLD.
